Venus Just After Sunset Is that Venus or an airplane? A common ponderable for sky enthusiasts is deciding if that bright spot near the horizon is the planet Venus. Usually, an airplane will show itself by moving significantly in a few moments. Venus will set only slowly as the Earth turns. Still, the identification would be easier if Venus did not keep shifting its position each night. Pictured above, Venus was captured on 44 different nights during 2006 and 2007 over the Bolu mountains in Turkey, when Earth's sister planet appeared exclusively in the evening sky. The average spacing of the images was about five days, while the images were always taken with the Sun about seven degrees below the horizon. That bright spot toward the west in your evening sky this month might be neither Venus nor an airplane, but Mars.

自2007年以降,房价一直在升。全国人民讨论房子问题的积极性增长之迅速比起房价本身的窜高有过之而无不及,政府屡次三番的进行调控仍然收效甚微,地产商则认为人们对房子的需求是刚性需求不愁卖不出去,加之群众们追涨杀跌的非理性心理,使得房价节节攀升……虽然我在最开始就没有把买房这个事儿放进规划之中,但是作为结婚笔记毫不涉及这个话题可以说是不完整的了,因此还是要记一下我对房子问题的看法。

关于房子的重要性,我和大多数人一样觉得是无庸置疑的,总不可能无家可归居无定所吧,特别是结婚以后,不论是跟爸妈同住还是与同事朋友拼居,都会有诸多不便,还是得想办法搞个属于自己的房子--不过这个"属于"可以是所有权也可以是使用权。于是问题就转化成了我们应该买一套房子还是应该租一套房子,下面用反证法,假设该买,看能否推出很糟糕的结论。

一旦确定要买房,就得回答"在什么时候买"和"怎么买":

1 该在什么时候买房

从自身能力的角度来说 ,刚毕业一年多,收入不丰,存款寥寥4,5万,买个戒指办个婚礼度个蜜月估计就花光了,如何奢谈买房?先看一组数据:

要知道,折算一下收入和房价的比例,在国外买房甚至比北京上海容易。当鬼子们刚走出校园开始四处毕业旅行的时候,我们辛苦加班打工挣着微薄的薪水还在操心怎么才能买下一两百万的房子。贵国的子民们二十六七岁两手空空却都争相买房实在是个很诡异的事情,虽然这已经成为了事实,不过在这个畸形变态的社会里我们是否也要跟着一起畸了呢?

从外部环境来说 ,在一个没有土地权,而财产权又得不到制度性保障的奇葩国家里,谁敢保证今天发生在那些被强拆、被自杀的住户身上的惨案不会在二三十年后落到下一批房产所有者身上呢?面对造出楼盘可以整体跪倒,承重墙可以填充泡沫,盖房子可以用胶水的奇葩开发商们,谁有信心买到的房子可以稳稳当当的一直住下去呢?在这样一个朝令夕改的奇葩政府的照顾之下,谁知道那不算很长的七十年的房产有效期会不会被进一步缩短呢?

从房地产市场的现状来说 ,垄断国企纷纷进入地产行业造出一个又一个的地王,各种民企也都无心做实业将资金转移到楼市之中,靠这种热钱推高的房价到底有多少水分和泡沫呢?并不消耗太多"社会必要劳动时间"的砖墙瓦砾,要卖到几万一平米,价格和价值是否已经脱钩了呢?高房价的接力棒不知道还能坚持传多久,不过最后肯定是要咂在普罗大众手中。

2 该通过什么方式买

没钱又想买房,只能借,平时关系再好朋友同事也就只能借个万儿八千的救救急,对买房而言可谓杯水车薪,于是只剩下两个选择:父母和银行。而且很可能需要双管齐下。

父母出钱买房 ,要说还是中国的父母最伟大,辛辛苦苦省吃俭用攒了一辈子的几十万块钱,就愿意全砸在儿女身上,管吃管喝二十几年,还要帮忙出首付买房子。但是我总觉得是很亏心的,因为无以回报啊,父母以后(也要不了几年了)退了休,在家待着无聊的时候,我还在外地工作不能陪在身边;他们生病了要花钱医治,我却因为工资都还了贷款而没什么积蓄……如果说反哺之事是心有余而力不足,那让我把来自父母的爱心传递下去,将我的积蓄全花在自己小孩身上(如果以后想要小孩的话),我真是连心都没有了……而一边心安理得地享受着上一辈、甚至几辈的无私奉献,一边对着自己的小孩喊"你要自立",这也太恶心了点儿。我的意思是,既然我觉得自己将来肯定会学习西方经验而不在下一代身上倾其所有,那么现在也不该贪婪地找父母索取过多。

另一方面,父母出钱买的房,总归还是他们的财产,我只能算是无偿居住,心里始终是矮了一截儿,比如在怎么装修的问题上,一旦发生了分歧,争执起来都没有底气。我当然毫不怀疑父母给我买房的初衷和动机,只是缺少经济上的独立自主,寄人篱下自然会觉得发言权要小很多。(again,我充分理解父母的好心,并且表示感激)

找银行贷款 ,有个段子,讲得是中国老太婆和美国老太婆驾鹤进了天堂,一个说自己终于把买房的贷款还完了,一个说自己终于把买房的钱凑齐了。并由此引伸出对东西方人金钱观的思考,给人感觉似乎是提前消费的美国老太太比较明智。然而,尽管贷款与找父母借钱或者干脆是要钱不同,跟银行之间的债务关系十分纯净,欠债还钱天经地义,也不会有什么道德上的负担,然而每天早上一睁眼就欠银行几百块钱,并且持续十年、二十年甚至三十年,这还是有很大的心理压力,只能盼着自己不要被单位解雇,最好还能慢慢往上爬一点,而类似于"辞职休息一两个月",或者"改行做点别的兴趣之所在",或者"出国读两年书",更是万万是不敢想的。

3 买房后会怎样

除开上面已提到的买房后经济上的诸多弊端,我们还要面对很可能出现的被房价逼到郊区之后每天上下班路上一两个小时的交通问题,已经政府将来美其名曰调控楼市打击炒房而出台政策增加物业税房产税时普通业主躺着中枪的问题(可参考有车一族们这几年是怎么背上一个又一个包袱的:涨油价,单双号限行,停车费,养路费,过桥费,钓鱼违规罚单……),总之买了房就像老黄牛给套上了耕犁,从此就勤勤恳恳的为银行,为开发商,为党国干几十年苦力吧。

如果执意要买,结果会怎样呢?最近正好看到几个案例。

一个参加工作没几年的清华毕业生买房后

一个算得上事业小有成就的中产阶级家庭买房后

虽然这只是两个个案,不能严格推出什么结论,但是这些结果是具有普遍性的还是仅仅是特例大家可以掂量。

反之,如果不买房呢?那就如我之前所说 的,碰到什么喜欢的就买吧 ,iTouch、iPad什么的都是浮云,LV啊GUCCI啊也就一平米,单反加镜头不到两平米,亚洲围着玩一圈也就一个厕所,欧洲绕着跑一遍也就一个客厅,我靠,人生他妈的豁然开朗阿。

向Latex中插入Visio画的流程图(转成EPS格式)

从来没用过Latex的,结果这几天GF毕业逼我帮他画图,就陆陆续续地会了一点Latex中的画图。前几天GF突然拿了一个流程图让给他画出来,一看流程图的复杂程度……@#*&@#^%$  只好向她力荐Visio,在向她介绍了近半小时Visio的诸多便捷之处后,她终于同意了(其实是不耐烦听下去了……)。

虽然用Latex画会觉得图复杂,但用Visio简直是太小儿科了,装上Visio后三下五除二就搞定了。然后导出为JPG,JPG再转成EPS,再从Latex中引用这个EPS图形,很快就搞定了,不过就是有点不清楚较为模糊的样子 ^_^

但今天GF又找我,说越看越模糊,不行,让重新用Latex画…… 郁闷了……

回来后不死心,放狗搜了一下,发现原来EPS是矢量图(呵呵,不好意思,以前从来没接触过EPS格式),那就很清楚了,因为JPG是位图,转矢量后效果当然不好了。

到Visio中看了一下,导出格式中有几种矢量格式,但Latex似乎都不支持,最后搜了一下,发现有个wmf2eps.exe,可以把WMF格式转换成EPS,那就死马当活马医一把吧。

先导出WMF矢量图,再下载wmf2eps.exe,安装后看了一下界面倒也简单,就一个转换功能,但转换时提示需要把PDF打印机的“属性-打印首先项-Adobe PDF Settings”中的“Do not send fonts to "Adobe PDF"”取消选定(晕,装这么个小东西竟然给我的系统里装了个“Adobe PDF”虚拟打印机),都提示得这么清楚了,当然好说,很快就取消了。

重新打印,这次不提示那个错误了,又出来一个新错误:

这算什么事儿呀,玩儿我呢,这种提示让我怎么处理呀~。差点就放弃了,但想到既然别人能用,说明这个软件还是能的,估计还是哪儿的设置有问题,就一点一点地找(软件里没什么可设的,就是去虚拟打印机里改设置),最后终于发现当“属性-打印首先项-纸张/质量-高级-文档选项-PostScript选项-PostScript输出选项”中的值改为“内嵌的 PostScript(EPS)”时转换就不报错了,用GSview一看,呵呵,一点问题也没有,搞定~

没想到这么点小问题竟然前后用了三个多小时才搞定,浪费了我许多周末睡觉的大好时光~

第二个问题的设置点找起来比较麻烦,抓个图说明一下:

另外,wmf2eps.exe这个文件也不是很好找(特别是带Patch的),顺便也把它传上来。其实不破解也能用的,只是用之前需要稍等几秒而已,我用的时候就没破解,反正也用不了几次。

另外值得一提的是Visio转成WFM格式时如果第一个对象(过程/文档/输入等)中的文本如果是竖排的话,转换后的WMF图中所有的文本就全是竖排的,看上去格式就全乱了,所以如果大多数对象中的文本都是横排的话就要把第一个(全部)纵排的文本变成横排的。至于怎么让横排文本看上去的效果象纵排的,实现方法很多,也都很简单,我就懒得仔细描述了。

PS: 刚才看到人有说把Visio导出成两倍大小的JPG,然后再把JPG转换成EPS插入到Latex中去也能得到清晰的效果,但我一开始时这么做过,结果是如果原图较小,放大后倒是可行的,但如果原图本来就很大,放大插入到Latex中虽然清晰,但页面中根本显示不开,如果进行一下缩放,缩小到合适的大小就又放得不
